Job Description

BASIC FUNCTION:
Responsible for maintaining, preserving, and improving the Bank’s owned and leased real estate assets for assigned geography, buildings and/or data centers to provide a safe and comfortable environment for employees, customers and tenants.
POSITION RESPONSIBILITIES:
Develop, analyze and administer capital, occupancy and operating budgets for assigned properties; ensure expenses stay within plan. Organize and maintain related documentation for property management projects, including budgets, contracts, plans, drawings and specifications.
Manage the operation, maintenance, and repair of mechanical, electrical and building services for assigned buildings to ensure their proper operation and the comfort and safety of employees, customers and tenants.
Oversee activities of externally contracted service providers such as janitorial, snow removal, landscaping, window washing, and waste removal to ensure adherence to contract terms and prompt identification and resolution of discovered issues.
Manage contractor services for equipment replacements or large building repairs for various construction/repair projects; develop specifications, take work to bid, negotiate the contract, obtain insurance certifications and manage the vendor during the contract.
Ensure prompt handling and timely resolution of daily maintenance requests originating from employees, tenants of Bank-owned properties, external municipalities or customers. Handle escalated, complex and high priority issues.
Stay current on location-specific rules and regulations that govern work performed in buildings to ensure compliance with government regulations.
Understand and adhere to the Company’s risk and regulatory standards, policies and controls in accordance with the Company’s Risk Appetite. Design, implement, maintain and enhance internal controls to mitigate risk on an ongoing basis. Identify risk-related issues needing escalation to management.
Promote an environment that supports diversity and reflects the M&T Bank brand.
Maintain M&T internal control standards, including timely implementation of internal and external audit points together with any issues raised by external regulators as applicable.
Complete other related duties as assigned.
Exercise usual authority of a manager concerning staffing, performance appraisals, promotions, salary recommendations, performance management and terminations.
NATURE AND SCOPE:
The position is responsible for the Property Management function for assigned geography, large-owned corporate buildings, branches or data centers. Manage their maintenance, preservation and improvement.
MANAGERIAL/SUPERVISORY RESPONSIBILITY:
Manages assigned property management mechanical and/or service staff ranging in size from 1 - 8.
MINIMUM QUALIFICATIONS REQUIRED:
Bachelor’s degree and a minimum of 5 years’ proven and progressive Property Management experience, including a minimum of 3 years’ proven mechanical trade or building service experience, OR in lieu of a degree, a combined minimum of 9 years’ higher education and/or work experience, including a minimum of 5 years’ proven and progressive Property Management experience, with a minimum of 3 years’ proven mechanical trade or building service experience.
Minimum of 3 years’ supervisory experience or equivalent.
Valid state driver’s license.
Working knowledge of electrical and mechanical systems.
Proficiency with personal computers as well as pertinent software packages.
Familiarity with blueprints and site plans.
Ability to be on call 24 hours a day 7 days a week.
Strong communication and organizational skills.
Proven project management skills.
Ability to manage and lead subordinates.
Develop and oversee departmental budgets.
Fully versed in all codes and regulations governing assigned properties to maintain compliance and avoid fines.
Significant travel required. Frequent in-region travel.
IDEAL QUALIFICATIONS PREFERRED:
Bachelor’s degree in business, engineering, or real estate/property.
