Job Description

THE OPPORTUNITY:
Responsible for conducting on-site visits to properties of defaulted accounts, conducting property inspections, reviewing vendor activity, managing code violations, mitigating loss situations and reducing potential losses to the Bank.
POSITION RESPONSIBILITIES:
Manage incoming Legal summons and citations.

Determine loan relationship and engage in-house counsel, outside counsel and municipalities to address escalated property issues.

Discuss and coordinate strategy and execution.
Attend court hearings in US as needed to address municipal concerns, with majority of hearings occurring in New York, Ohio and Illinois.
Research and execute verbal responses to property condition related complaints, either from residents, politicians or code enforcement agents.

For written complaints/responses, conduct research, and work closely with CAM Escalations Team to draft responses.
Establish relationship and act as liaison with code enforcement agents (particularly in NY) with respect to properties secured by M&T serviced loans.
Research and make recommendations on problem properties.

This includes financial analysis for various disposition options including property value assessment as-is and repaired.

Recommend resolution to management based on estimated loss amounts.
Travel to problem properties as needed to assess the situation and ensure property vendor handling.
Provide tracking and root-cause analysis around property related escalations and legal actions.

Present to senior leadership as needed.
Attend community outreach events as deemed appropriate.
Adhere to applicable compliance/operational risk controls in accordance with Company or regulatory standards and policies.
Maintain M&T internal control standards, including timely implementation of internal and external audit points together with any issues raised by external regulators as applicable.

Complete other related duties as assigned.
NATURE AND SCOPE:
The position is critical to the department and to the bank as a resource to provide vendor oversight and on-site review of vacant and abandoned properties. 
MINIMUM QUALIFICATIONS REQUIRED:
A combined 5 years’ experience in collections, investigation or recovery with 2 years’ collection and face-to-face customer interaction experience.
Valid Drivers’ License.
Excellent communications skills, including telephone etiquette.
IDEAL QUALIFICATIONS PREFERRED:
Bachelor’s degree.
Knowledge of real estate and/or mortgage.
Strong work ethic and ability to work independently.
